Walls in Santa Clarita homes: what to know before mounting a TV or building a media wall

What to know before mounting a TV or building a media wall

Santa Clarita was incorporated in 1987 from Newhall, Saugus, Canyon Country and Valencia, and much of its housing is tract and master-planned stucco construction. The median home was built in 1988, and 72.3% of homes are single-family, so most TV walls are standard drywall over wood studs.

Common wall types

Stucco tract homes with drywall interiors

Where: Canyon Country, Saugus and Valencia subdivisions, where tract housing followed the early Rancho Santa Clarita tract.

Mounting: Studs are normally 16 inches on center; locate them and lag heavy mounts into at least two. Corner and fireplace walls often have extra blocking, which a stud finder will show as irregular hits.

Townhomes and condos in HOA complexes

Where: Multi-family developments such as the Vista Valencia townhomes in Valencia.

Mounting: Shared walls between units are often fire-rated double-layer drywall. Use toggle-style anchors only for light loads and keep drilling shallow near party walls.

Older Newhall and Saugus houses

Where: Original townsites laid out by Henry Mayo Newhall in the 1870s-1880s, with a mix of older bungalows and later infill.

Mounting: Older interiors may be plaster or have irregular stud spacing. Pre-drill slowly and expect to confirm framing before committing to a full-motion arm.

Large-lot custom and hillside homes

Where: Large-lot single-family custom homes noted in the city's housing documents.

Mounting: Big open great rooms often have tall TV walls with fireplaces; run conduit during construction or plan surface raceways afterward.

Mobile home parks

Where: Mobile home parks listed among the city's housing types.

Mounting: Thin wall panels with wider framing; find the studs and use a spreader plate or added blocking for heavier mounts.

Tips before you mount

  • Valencia homes almost all belong to an HOA and some carry a Mello-Roos tax; check exterior rules for outdoor TVs, patio cabling and satellite or antenna hardware before drilling through stucco.
  • In stucco tract homes, keep exterior penetrations small and sealed; for a patio TV, mount to the framing behind the stucco and use sealant around cable holes so wind-driven dust and rain do not enter the wall.
  • Santa Clarita summers are hot; an outdoor TV in direct sun needs a model rated for sun exposure and a shaded or covered location, or the screen can overheat and wash out.
  • For a typical drywall-on-stud wall, use 5/16" lag bolts about 2.5" to 3" long into 16" o.c. studs. Do not rely on drywall anchors for a full-motion arm.
  • Townhome and condo wall cavities between units are fire-rated; avoid cutting large openings for recessed boxes in party walls and get the HOA's approval and a contractor certificate of insurance.
  • Earthquake country: add an anti-tip strap for a TV on a console, and for wall mounts verify every lag lands in framing, since seismic shaking loads the fasteners far more than the TV's static weight.
